1 – Rental property:
Holiday home – Porva Inn Green Valley Estate for up to 16 persons.
2 – Rental period:
The duration of the rental agreement is: the duration agreed directly with us or through a mediation channel at the time of booking.
3 – Rental price:
The rental price is: the rental price agreed upon at the time of reservation directly with us or through a mediation channel,.
Tourist tax: The taxes and ordinances imposed by the state are to be paid by the tenant.
Final cleaning: 75.00 euro
For gas there is a charge based on actual consumption. These amounts will be calculated later. And first deducted from the deposit. Any surplus that cannot be deducted from the deposit must be paid in cash on departure. The rental price includes water, electricity, tourist tax, bed linen and towels”.
4 – Deposit:
The deposit is 200.00 euros and can be paid by bank transfer together with the remaining amount in advance or in cash on arrival.
5 – Payment, terms
We have the following payment terms:
– 30% deposit: To be paid as confirmation of the rental agreement, no later than 2 weeks after the reservation request. By paying the deposit you agree to these terms and conditions.
– Remaining amount of 70%: to be paid no later than 4 weeks before arrival.
The payment of the deposit constitutes the confirmation of the reservation and is legally binding. The deposit will be deducted from the total rental price. The remaining amount (including any deposit) is due without further request no later than 4 weeks before the start of the rental period. If this balance is not paid on time, this is regarded (on the part of the hirer) as a withdrawal from the contract and any deposit already paid will be retained as a fixed cancellation fee. The booked date will then be made available again within 2 working days. We therefore ask you to observe these deadlines in advance! ”

The remaining amount must be transferred to the same account four weeks before the arrival date, also with name and booking number.
6 – Payment for a short term rental:
For bookings made up to 3 weeks before the start of the rental period, the full rental price including the deposit must be paid immediately after booking.
7 – Withdrawal from the contract by the tenant:
If the tenant has to withdraw from his booking, withdrawal from the contract is only possible in writing. At the request of the tenant, the landlord will only make efforts in writing to find a suitable replacement tenant. If the tenant himself provides a suitable successor, a revision of the booking and the issuing of a new tenancy agreement is required, which can only be done by the landlord. In both positive cases, the amount of the cancellation fee contractually due (see table below) is then limited to an administration fee of EUR 50 plus any advertising costs incurred. If no suitable new tenant is found for the cancelled period, the rent will be refunded by the tenant, or a refund will be made by the landlord if the balance has already been paid, as follows.
Claim for compensation by the landlord in case of cancellation:
Cancellation within 12 – 8 weeks before arrival date 50% of the rental price
Cancellation within 7 – 4 weeks before arrival date 80% of the rental price
Cancellation within 3 – 0 weeks before arrival date 90% of the rental price
Cancellation of the rental agreement is only valid with a written statement! The date of receipt of the written declaration of cancellation by the landlord is decisive. We recommend that you send a copy of this declaration by e-mail in addition to a written declaration by post.
8 – Insurance:
No travel cancellation insurance is included in the rental price. We recommend the tenant to take out travel cancellation insurance. In the case of obstruction of the stay or the rented object due to force majeure (war, riots, lack of fuel supply, epidemics, storm surges, oil leakage, fire, terrorist actions and the like), the landlord is not liable. In such cases, all additional costs shall be borne by the lessee. If the lessor is unable to deliver due to force majeure, he may terminate the agreement without compensation. If other reasons, for which the landlord is not responsible, prevent the rental, the tenant has the option to cancel the reservation. In this case, the tenant will be refunded the paid rental price and waive all further claims.
9 – Liability
The tenant is liable for all damage caused by him and/or persons accompanying him or visitors in or to the house of the landlord. The landlord is not liable for incidents for which the tenant himself is responsible and/or for the persons accompanying the tenant. In general, the landlord is not liable for any damage, caused by for example accidents, theft or damage to property.
10 – Arrival and departure:
For organisational reasons, departure must take place before 10.00. For organisational reasons, arrival is not possible before approx. 16.00 hrs. Exceptions are only possible after prior consultation and written confirmation.
11 – Number of persons, pets:
The rental premises may only be occupied by the number of persons stated in the rental contract. The landlord has the right to immediately refuse persons or pets that are not mentioned in the rental contract by his personnel on site. The landlord reserves the right to make further necessary recourse claims as a result of the tenant’s behaviour in contravention of the rules! The bringing of pets must be agreed upon in any case! An additional deposit of 100,- Euro is required for any cleaning of both the garden and the house. After the return of the tenant and the correct delivery of the house, this deposit will be refunded within 2 weeks, provided that no dirt has been found in the house and garden.
12 – Damage to property, warranty, defect messages:
The tenant is obliged to treat the property and its entire furnishings with the utmost care, or to make his guests and/or housemates aware of this. Violation of these rental conditions leads to the loss of the deposit and – depending on the offense – to the immediate eviction of the rented property. Due to the special circumstances, we would like to point out that no objects (including toilet paper) may be thrown into the toilets, as this could lead to a blockage in the drain pipes.
Further recourse claims are reserved for the landlord. Damages and/or complaints which arise during the rental period and are discovered at the start of the rental period should be reported immediately. We will then, under certain circumstances, take immediate corrective measures. Claims for damages without notification of defects are excluded.
The house and its furnishings, the garden and the swimming pool must be left in the same condition as on arrival.
13 – Pool:
The use of the pool is at your own risk. You are responsible for children and young people. Diving and jumping into the pool is strongly discouraged. The depth of the water is 1.30 m. It is strictly forbidden to stand on the edges of the pool as they are not stable. Therefore, use the pool steps to enter and exit the pool. Any damage to the pool can be recovered from the renter or the responsible person.
14 – Jurisdiction:
The competent court for all disputes arising from this contract is the court that is competent based on the the location of the rented property (the Court in Veszprém). Hungarian law is applicable.
15 – Language
Although we do our best to communicate in the language of our tenants, Dutch is ultimately the language of communication.
Guests agree to our terms and conditions by paying the deposit for their reservation.
